What actually determines your quote
1. Facility type
A boutique law office and a medspa the same square footage don’t cost the same to clean. The medspa involves EPA List N hospital-grade disinfectants, treatment-room protocols, and OSHA-aware handling on used-linens and sharps areas. The law office needs restroom, breakroom, and desk-level cleaning. Same square footage, different labor and product cost.
2. Cleaning frequency
The most common misconception in commercial cleaning pricing: 5× weekly isn’t 5× the cost of 1× weekly. Per-visit rates drop as frequency increases because we’re not re-hitting the same baseline every visit. A 3× weekly account might cost ~2× a 1× weekly account, not 3×.
3. Access & timing
After-hours access (nights or early morning) is our default and included at the standard rate. Daytime cleaning during business hours takes longer per pass because we work around occupied spaces — that adds cost. Buildings with badge/elevator restrictions may add a small coordination fee.
4. Scope specifics
Standard scope is workstations, meeting rooms, kitchen, restrooms, high-touch surfaces, floors, and trash. Additional scope items — carpet extraction, window cleaning, medical-grade disinfection, tile-and-grout treatment — are priced as add-ons or scheduled at intervals (quarterly, semi-annually).
Why we quote flat-rate per space instead of hourly
Most OC commercial cleaning companies bill in one of two ways:
- Per-hour rate ($25–$45/hour typically) with an estimated hour range
- Per-visit flat rate based on the space and scope
We do #2 for the same reason we do it on residential: hourly billing has the wrong incentive. An hourly cleaner has no reason to work efficiently — every extra minute is more money. A flat-rate cleaner is motivated to hit the scope quickly and correctly, because the price is fixed either way.
The math also works out cleaner for you: you know your monthly commercial cleaning cost to the dollar, not “somewhere between $800 and $1,200 depending on how long it takes.”
