Four upholstery services, one standard.
Upholstery cleaning
Sofas, sectionals, chairs, ottomans, and dining chairs. Fabric-specific solutions tested for color-fastness before every clean. Removes body oils, food and drink stains, dust, and everyday dulling.
Leather cleaning & conditioning
PH-balanced cleaner removes dirt and oils without stripping the finish. Followed by conditioning to restore suppleness and prevent cracking. Works on aniline, semi-aniline, and pigmented leathers.
Drapes & curtain cleaning
In-place steam cleaning for silk, cotton, linen, and synthetic drapes. No take-down, no re-hang, no risk of shrinkage. Removes dust, sun-baked odors, and coastal salt film.
Mattress cleaning
Steam extraction removes dust mites, dead skin, and allergens down through the fabric layer. Recommended every 6–12 months for most homes, every 3–6 months for allergy or asthma households.

DIY vs. dry-cleaner vs. Connor’s.
Upholstery is where DIY goes wrong most often — water-marked silk, shrunken linen, stripped leather.
| Home upholstery cleaner | Take to a dry cleaner | Connor’s Cleaning | |
|---|---|---|---|
| Fabric identification | You guess — wrong solution ruins fabric | Yes, but you transport the piece | Fiber ID + color-fast test before any solution |
| Water rings on silk / velvet | Common outcome | Depends on the operator | Dry-solvent process for delicate fibers |
| Leather cleaning & conditioning | Not designed for leather | Rarely offered | Two-step: pH-balanced clean + conditioning |
| Drapes / mattress in-place | Not possible | Must take down + transport | Cleaned in place — no take-down |
| Cost per standard sofa | $40 rental + $30 solutions + a wet couch for 2 days | $150 + drop-off + pick-up trips | From $120, in-home, dry in 2–4 hours |
| Risk if done wrong | Permanent water rings, shrunken cushions | Damage during transport | Guaranteed re-clean if not right |
When DIY is fine: blot a fresh spill immediately with a clean white towel and water. When you should call us: annual refresh, pet-heavy pieces, anything silk / velvet / leather, or after a large event.
What happens on upholstery day.
Fiber ID & test
We identify the fabric (natural, synthetic, blended, leather) and test color-fastness on a hidden area before any solution touches the visible surface.
Dry-vacuum
HEPA-filter vacuum removes surface dust, dead skin, pet dander, and loose debris. Foundation for effective wet cleaning — skip this and you push dirt in.
Fabric-specific clean
Steam extraction for synthetics and durable naturals. Dry-solvent for delicate fibers. Leather cleaner + conditioner for leather pieces. Different job, different solution.
Groom & protect
Nap groomed to restore texture. Optional fabric protector applied. Typical dry time: 2–4 hours for upholstery, next-morning-ready for mattresses.
Fabric-aware. Owner-operated. Flat-rate.
Upholstery cleaning gets ruined by cleaners who use the wrong solution on the wrong fabric. Silk gets water-marked. Leather gets stripped. Wool shrinks. Once it's ruined, no re-clean brings it back.
We identify the fabric before we touch it. We test color-fastness on a hidden panel. If it's something we don't clean to standard (heavy antique silk, high-value hides), we'll refer you to a specialty vendor — not fake it.
All upholstery work is flat-rate per piece. Priced during the walk-through, confirmed before we start. Guaranteed re-clean on any spot we said we could lift and didn't.
If a stain we said we could lift doesn’t come out — we return and re-treat, free.
Same 72-hour re-clean guarantee as our residential work. If you’re not happy with any piece we cleaned, tell us within 72 hours and we come back — no fees, no arguments.
What clients ask before they book.
How often should I have upholstery professionally cleaned?
Every 12–18 months for lightly-used pieces, every 6–12 months for daily-use sofas, and every 6 months if you have pets or allergy-sensitive family members. Sunlit pieces on the OC coast tend to fade faster and benefit from more frequent conditioning.
How long until we can sit on the sofa again?
2–4 hours in typical conditions. Longer for velvet, heavy cotton, or particularly humid days. We can bring air movers for faster dry times.
Do you clean mattresses in-place?
Yes — steam extraction happens on the bed, no removal needed. We recommend removing linens and letting the mattress air-dry with airflow overnight. Next-morning-ready for sleep.
Can you clean silk or antique drapes without taking them down?
In-place steam works on most delicate drapes. For heavy antique silk or hand-embroidery, we recommend take-down and specialty off-site cleaning — we'll refer you to a vendor we trust rather than risk the piece.
