The three service models, defined

Janitorial services

What it is: Daily maintenance of a commercial building, typically at a low per-hour rate with a large workforce. Built for large facilities with predictable daily volume: warehouses, factories, big-box retail back-of-house, large corporate campuses.

Scope: Trash removal, restroom cleaning, floor maintenance (vacuum, mop, buff), lobby resets, basic surface wiping. Same tasks every night, minimal variation.

Model: Cleaning happens nightly. Route-based crews. Rotating staff. Standardized scope across accounts.

Price: Usually the lowest per-hour rate, but total cost adds up because it’s daily. $600–$3,000+ per month depending on facility size.

Right for: 20,000+ sqft facilities, 24-hour operations, warehouses, factories, big-box retail.

Wrong for: Small boutique offices, medspas, wellness studios, small retail. You’ll pay for daily service you don’t need, get a rotating crew that doesn’t know your space, and lose the customization that smaller businesses actually benefit from.

Commercial cleaning

What it is: Scheduled cleaning of a commercial space, typically 2–5× weekly, with a scope customized to the specific business. Built for the vast majority of small-to-mid-size commercial spaces.

Scope: Everything janitorial covers, plus zone-specific scope (medspa treatment room protocols, retail glass detail, coworking kitchen resets), specialty add-ons (carpet extraction, tile-and-grout, window cleaning), and higher presentation standards than pure janitorial.

Model: Same cleaner assigned per account. Scoped agreement per space. After-hours default. Flat-rate monthly pricing.

Price: $200–$1,500+ per month for most small OC commercial spaces, depending on square footage and frequency. Priced per space, not per hour.

Right for: Boutique offices, medspas, wellness studios, coworking, boutique retail, small professional practices. Basically any commercial space under ~10,000 sqft where presentation matters and where you’d want to know who’s cleaning your building.

Day porter

What it is: A cleaner on-site during your business hours (typically 2–8 hours per day) for touch-ups, quick response, and maintenance of high-visibility zones. Pairs with either commercial or janitorial nightly cleaning — rarely stands alone.

Scope: Restroom checks and resets throughout the day, kitchen and breakroom upkeep, reception area maintenance, spill response, meeting-room resets, supply restocking. Not deep cleaning — that still happens after hours.

Model: Dedicated cleaner on-site for a set window each business day. Same person, uniformed or professionally presented, integrated with your team.

Price: $1,500–$5,000+ per month depending on hours per day and days per week. Priced per hour or per shift.

Right for: Businesses where mid-day cleanliness is client-visible: high-traffic offices, coworking spaces, medspas needing between-client resets, boutique retail, wellness studios with class-turnover cleaning.

Related terms you’ll see

  • Facility services / building services: Umbrella term that usually means janitorial + other building-management services (HVAC filter changes, minor maintenance). Overlaps with janitorial for most people’s purposes.
  • Office cleaning: Colloquial term. Usually means commercial cleaning at office scale.

How to figure out what you actually need

Three questions:

1. How big is your space?

Under 10,000 sqft → commercial cleaning is your primary service. Above 10,000 sqft with 24/7 operations → consider janitorial. In between → probably still commercial cleaning with maybe daily service.

2. Do clients / customers see your space during business hours?

Yes → add a day porter for high-visibility zones. No → after-hours commercial cleaning is enough.

3. Is there a compliance or between-client cleaning requirement?

Yes (medspa, medical, wellness, food service) → day porter or between-service protocol is required, not optional. No → skip it.
