Deep cleaning in Orange County runs anywhere from $249 for a small 1-bedroom to over $1,000 for a large estate. That’s a big range, and most cleaning-company pages don’t tell you why. Below is our actual pricing, plus a straight breakdown of what moves your final quote up or down.

The short answer: Deep cleans at Connor’s Cleaning start at $249 (1 Bed / 1 Bath) and go up to $699 (5 Bed / 4 Bath). Prices are flat-rate, quoted before we arrive, and never billed by the hour. See the full pricing page for the current rate card.
Deep cleaning cost by home size (Orange County, 2026)
These are our starting rates for a home in average condition. If your home is bigger, has more bathrooms, or hasn’t been deep-cleaned in over a year, the final quote adjusts — and we’ll confirm the adjustment before we clean, not after.
| Home size | Deep clean (starting) |
|---|---|
| 1 Bed / 1 Bath | From $249 |
| 2 Bed / 2 Bath | From $329 |
| 3 Bed / 2 Bath | From $399 |
| 4 Bed / 3 Bath | From $529 |
| 5 Bed / 4 Bath | From $699 |
| 6+ Bed or over 4,000 sq ft | Custom quote |
How this compares to the OC market: Most OC cleaning companies price deep cleans at $260–$1,000+ depending on home size, with hourly-billed services often landing in the $45–$70/hour range that averages $200–$400 per visit. Our flat-rate model means you pay for the outcome, not the clock — no rushing to hit route timing, no surprise “we went over.”
What actually determines your quote
Every deep-cleaning company in Orange County uses roughly the same four variables. We just publish ours upfront:
1. Square footage & layout
A 1,200 sq ft ranch is a very different job than a 3,500 sq ft two-story with a finished basement. Bedroom count is a decent shortcut, but square footage is the real driver. Homes over 4,000 sq ft always get a custom quote — the standard tiers stop applying at that scale.
2. Bathroom count
Bathrooms are the highest-labor room in any deep clean — grout, tile detail, glass, fixtures, ventilation covers. Every additional bathroom beyond the tier’s baseline adds $45–$60 to the quote. That’s not an upcharge, it’s the actual added time.
3. Home condition
A home that’s been maintained on a regular cleaning schedule takes about 30% less time to deep-clean than one that hasn’t been touched in a year. Signs your home is on the higher end of the range:
- Grout that’s gone from white to gray
- Kitchen cabinets with visible cooking oil buildup
- Baseboards that haven’t been wiped in 6+ months
- Cloudy shower glass from mineral deposits (very common in OC’s hard water)
- Dust on ceiling fans and light fixtures
None of these are dealbreakers — they’re just part of what deep cleaning is for. But they take longer to fix, so we’ll flag it in the quote.
4. Add-ons & access
Some things sit outside the standard deep-clean scope because they’re either specialty jobs or vary too much home-to-home:
- Inside oven: $50
- Inside refrigerator (emptied): $45
- Interior cabinets: $10–$20 per cabinet
- Interior windows: $10 each
- Laundry (wash & fold): $40 per load
Full add-on list on the pricing page. Everything is à la carte — you only pay for what you pick.
Why our OC clients need deep cleans more often than most
Something we’ve noticed over hundreds of Orange County homes: our climate makes deep cleaning a more frequent necessity than the “twice a year” rule you’ll see quoted online.
Three reasons specific to OC and the LA coast:
- Coastal salt air leaves a film on windows, glass shower doors, and stainless appliances — especially in Newport Coast, Corona del Mar, Laguna, and the Malibu strip. It doesn’t come off with a standard wipe-down.
- Inland dust from the Santa Ana winds settles hard on ceiling fans, top-of-cabinet surfaces, and inside window tracks. Irvine, Anaheim Hills, and the inland OC valleys see the worst of it.
- Open-window culture. OC’s climate rewards leaving doors and windows open most of the year, which means more pollen, more outdoor dust, and more buildup in fabrics and screens than you’d get in a sealed climate.
Translation: if you’re on the OC coast or the inland valleys, a deep clean every 3–4 months is more realistic than the twice-a-year default.
Deep cleaning vs. standard cleaning — is the price worth it?
A recurring standard clean at Connor’s Cleaning starts at $179 (2BR, monthly). A deep clean of the same 2BR starts at $379. That’s roughly double — is it worth it?
Short answer: for the first visit to a new home, always. Here’s why we require it as a first-visit rule:
- A deep clean gets your home to a maintainable baseline. Once we’ve hit every baseboard, every grout line, every fixture — a standard weekly or bi-weekly clean can actually maintain that state.
- Without a deep clean first, standard cleans accumulate — the cleaner keeps hitting the same easy surfaces while buildup grows in the hard-to-reach spots.
- You end up paying for standard cleans that never quite make the home feel clean, because the deep-clean baseline was never established.
The math: one $479 deep clean up front, then $299 bi-weekly maintenance, versus $299 bi-weekly cleans that never fully catch up. The deep clean pays for itself in the difference in how clean the home actually feels.
Why we don’t bill by the hour
Most OC cleaning companies price deep cleans at $45–$70 per hour, then estimate hours. That model has three problems:
- You don’t know the total until they finish. A “$50/hour, probably 4-6 hours” quote is a $200 estimate that ends up costing $300.
- The incentive is wrong. An hourly cleaner has no reason to work efficiently — every extra minute is more money.
- Rushed timing. When cleaners hit a route target instead of a checklist, corners get cut on the last home of the day.
Flat-rate solves all three. You know the price before we start. We’re motivated to be efficient. And the 40-Point Checklist gets completed no matter how long it takes — because the price is the price.
Signs it’s time to book a deep clean
You probably need a deep clean (not just a standard one) if any of these apply:
- It’s been over a year since your last deep clean, or you’ve never had one
- You’re about to host a party, move in, or list the home for sale
- You’re starting a recurring plan with a new cleaner (us or anyone)
- Allergies or dust sensitivity are worse indoors than outside
- You’ve noticed persistent odors that regular cleaning doesn’t fix
- Grout, glass, or fixtures are visibly dulled from mineral or hard-water buildup
